Changes in 2025:


  1. Enhanced Renewal Criteria for Short-Term Permits: Short-term permits based solely on tourism are now subject to more rigorous scrutiny. Renewals lacking substantial justification, such as property ownership, family ties, or business activities, are frequently denied.


  2. Revised Requirements for Property Owners: Residence permits based on property ownership now necessitate the following:

    • Current title deed (Tapu)

    • Valuation report

    • Evidence that the property is habitable and meets minimum standards (e.g., not agricultural land or unsuitable commercial units)


  3. Mandatory Pre-Appointment Document Submission: The immigration authority now mandates the uploading of all relevant documents into the online system prior to scheduling an appointment. Non-compliance may lead to cancellations or delays in appointments.


  4. Regional Restrictions in Overpopulated Areas: Certain districts, particularly in Istanbul and Antalya, may be closed to new residence permit applications due to high foreign population density.


Preparation Guidelines:

Foreign nationals are advised to collaborate with a legal advisor to identify the appropriate permit type, avoid common errors, and ensure a successful application on the first attempt.
